  1. I work in manufactured/modular retail. This last year especially, many customers have been getting priced out of a modular project that they had in mind. On the note of the "hybrid" mods you were talking about, I'll first ask a customer how important having a basement is to them – if they don't mind having a slab underneath, I'll tell them that we could do a doublewide with full drywall interior, and a 5/12 pitch on the roof. So it still will be a manufactured home and need to have a title registered (gotta love NYS!) but be essentially indistinguishable from a modular. Even after adding in the cost of the drywall and 5/12 components with the factory (and labor on delivery), the cost ends up being about $35-50k cheaper doing it this way. I wouldn't personally call it a hybrid, as that feels a bit misleading, but I think it's helped quite a few of my customers get into a home they love without overstretching the budget they have to work with!

  5. Once again you're confusing your audience. A modular home does not require additional insulation. Or I should say… I don't know of any modular home that requires the buyer to pay to insulate their new the home after delivery. Now… that said, if one chooses a home with the hinged or site assembled high pitched roof with or without dormers and wishes to convert the large attic space at a later date, then yes insulation would be necessary to convert the attic space. Otherwise modular home buyers do not needs to find an additional "$25,000.00" to insulate their otherwise complete home. A kit home may require an additional investment in insulation if it is not included or added to the kit. However kits homes are a completely different video topic altogether.

  7. I’ve been looking at tiny houses built on a frame, manufactured/mobile homes, and modular homes. I was leaning towards purchasing a manufactured home, but the prices are outrageous. For the price of a manufactured home I could purchase a traditional stick built home already built on a piece of property. Back to the drawing board for me.

  8. I can't comment on todays prices or supply shortages, but I can say we bought a Homes of Merit Modular home in 2006.
    It was the best house ever! Built solid on a stemwall foundation all around. Beautiful and perfect in every way. From paperwork to walking in,it took about 6 months.
    We almost bought another one 2 years ago, but the coof scared us away from the purchase.
    We definitely regret not getting the second one.
    You can get almost twice the square footage in a modular as a stick built home for 30 to 50% less.
    Definitely gonna give it another try soon.

  21. I agree, but save yourself a few very bad migraines, (or perhaps trauma). By the time you buy the overpriced modular and land and cement foundation to bolt onto, you have to consider all of the additional ie; components that make up a house, I’ll name a few, electric service from a nearby pole , plumbing feed, waste line (most likely to cesspool) , deliver from afar and more. You will be spending more and your investment will be worth less bc it is a modular. This is not a time to buy a home, any home. Lots of greedy companies , investors , real estate crook’s ripping off the public who need a place to live, and they don’t give a sh— about you.
    I was a framer years ago. Use your head. Don’t give in to these f——- rs.

  22. They’re called mobile homes because they were first really produced in the US after WWII in Mobile, AL, so they were really Mobile (mo-BEEL) homes. As they became more popular and spread across the US, they became mobile homes since they were “moveable”. Side note, “Sweet Homes” was a builder there in AL, and their ads and billboards inspired the Lynyrd Skynyrd song, Sweet Home Alabama.

  23. Upstate NY, my family started the modular house hunt in Sep., 2020. We found a reputable company, Westchester Modular Homes, and a local dealer , put down 4000$ deposit to cover the expenses for customization and stamped "blue print" in Dec., 2020. Blue print were ready in Nov., 2021 due to a waiting list for the customization process. Chalet/two story house 60'x27'8" (2573sq2) plus attached garage 30'x27'.8" with 12'x12' roof pitch without siding, appliances and flooring….$460K plus tax….excluding additional expenses for the well estimate $33K (neighboring lot: 1020' deep well was about $33K), basement/earth work/electric/Furness connection about $100K and the porches/decks about $80K. Septic and the land were paid off. One and a half month later we asked to remove the garage in order to low the price on the house…. $434,785.00. Our family have decided to wait a little bit for possible better time or planning to downsize in a half.

  24. My husband and I bought acreage in Indiana years ago and a few years ago, we decided to start making plans to do a stick build on that site. Well, couldn't get a builder that was reasonably priced. Then anyone that would talk to us told us a two year wait. Then they tell us it would be time and materials only. We just gave up. Modular was something we considered, but now you have squelched that idea too. We live in a 47 year old block home in Florida for the last 23 years, so I guess we shall be staying. We get offers on our house every week, but where can we afford to move to that is newer and about 1800 square feet for $400K?
